What is the Difference Between Strata and Building Management?
While strata and building managers often work side by side, their responsibilities are quite different — and understanding this distinction helps avoid confusion.
Strata Management
Strata management focuses on the legal, financial, and administrative aspects of running the scheme. This includes:
- Managing levies, budgets, and financial reporting
- Coordinating meetings and facilitating decision-making
- Ensuring compliance with by-laws and strata legislation
- Keeping records on behalf of the owners corporation
Building Management
Building management, on the other hand, is responsible for the day-to-day physical operations of the building, such as:
- On-site supervision of cleaners, trades, and contractors
- Managing building access and security systems
- Conducting routine inspections and reporting maintenance issues
- Ensuring facilities like pools, gyms, or lifts operate smoothly
- Appointing contractors for maintenance and repairs
In smaller buildings the duties of the Building Manager are often undertaken by one or more of the Owners and Committee members.
In summary, while both strata and building managers play crucial roles in property management, their responsibilities are distinct. Strata managers handle the administrative and legal aspects, while building managers focus on the physical upkeep and operations of the property. Understanding these differences can help property owners and residents better navigate their interactions with these professionals.
